Your neighbours are building a $1.3M triplex on Queen Street West

Your neighbours are building a three-unit house and it’s a lot of money

Bienvenue to The Record, where we cut through the red tape so you don’t have to. Big news out of Ward 1, specifically 13 Queen Street West, where a new permit was issued for a two-storey detached dwelling with three units. This isn't your typical backyard shed, non. We’re talking a cool $1,381,160 for this residential project. That's a significant investment in a single property, and it speaks to the ongoing push for denser housing in established neighbourhoods.

According to the issued building permits, this is one of the heftier residential permits we’ve seen lately. It really shows how developers are looking to maximize space, even in areas that might seem fully built out. You see this kind of intensification all over the city, especially with those new rules about additional dwelling units.

What else is percolating?

* Sunbelt Film & TV on Cantay Road in Ward 5 is getting a $60,465 interior alteration for new washrooms. Even industrial spaces need a refresh! * Ward 9's Aquitaine Avenue saw a $48,750 permit to convert a guest suite into a residential one. Small changes, big impact for some. * On the development application side, Ward 8's 1970 and 1980 Fowler Drive is still in process for a residential apartment building. That’s something to keep an eye on for future housing stock.

This trend of multi-unit dwellings, even on smaller lots, means more people calling Ottawa home. It's a sign the city is growing, and we need to watch how this impacts local infrastructure and services, especially around these new, denser pockets.

The real story is never on the Hill — it's always just off it.

Catch us on the morning show, we'll talk about this over a virtual coffee — tune in at mornings.live.
