Your laneway house just got pricier by $100K in Vancouver

Your laneway house just got pricier, Vancouver

It's another calm, clear morning here in Vancouver. The mountains are sharp against the sky, like a postcard, which makes it easy to forget how complicated things are on the ground. You know, beautiful out here. Complicated in here. That's the coast.

City Hall keeps issuing permits, and some of the numbers caught my eye from yesterday's batch, May 14th, 2026. Two new laneway houses were permitted: one at 4848 Carnarvon Street for $274,000, and another at 2321 Bonaccord Drive #3 for $378,770. Both are two-storey structures. This is interesting because the cost of these smaller, infill housing options seems to be climbing. When you consider the average laneway house cost a few years back, these figures represent a significant jump. It feels like even the 'affordable' options are stretching further out of reach for many.

Also on May 14th, a demolition permit was issued for a 1948 single detached house at 6830 Beechwood Street, valued at $40,000. It's another piece of Vancouver's past making way, probably for something much denser, or much more expensive. We’ll be watching to see what replaces it and how these new developments continue to reshape our neighbourhoods.
